A modern seaside community on the east end of Galveston Island.

Pablo worked closely with Milosav Cekic, Architect and Urban Designer, to develop the plans for a walkable community centered along a formal town center passage.  Two Neighborhood mixed use centers flank an avenue that connects with a dune walk at the far end.  The town centers have a restaurant and retail shops on the first floor and condominiums on the upper floors.  The architectural style references Galveston's rich Victorian heritage and is also modern in its use of textures and color scheme.

Office and Mixed Used Development in the Metro-Plex

Another collaboration between Pablo and Milosav Cekic for a planned main headquarters for real estate developer and construction company, KB Newell.  Plan includes a large square with sight lines of a future lakeside park and water feature.  This two story building is part of a larger complex of commercial spaces and will be connected to a upscale residential apartment complex and light rail station.

A walkable mixed use development in the heart of New Braunfels.

Project collaboration with Milosav Cekic and Alex Whitaker for the design and development of architectural plans for a new residential/retail mixed use development.  The program was part of a larger master plan for the Town Creek urban development of 65 acres near downtown New Braunfels along a wooded creek site.

A concrete modular structure located on a busy highway 183.

Project collaboration with Milosav Cekic to design a flexable concrete structure that uses precast concrete forms to span 30 feet.  This type of open plan allowed for a free floor plan for various tenants and building type occupancy.  The project also included a rain water capture silo for landscape irrigation purposes.

A remodel of an old school administration building near Baylor University.

As the student population of Baylor University continues to grow at a rapid pace, Pablo was hired by Hayes Construction to redesign a former school administration building known as the Sul Ross Annex into a leasing office and 4 unit apartment.

A remodel of an old building into a thriving sports bar in downtown Kyle.

Pablo was hired by James Rios to convert and old brick building into a sports bar and restaurant in the heart of downtown Kyle.  The bar has been a huge success and is highly rated as a great spot for families to watch the ball game.  Pablo designed the bar and worked with a kitchen consultant on the equipment layout.

A remodel of an old grocery store into a trendy restaurant in downtown Buda.

Pablo was hired by James Rios to convert and old historic grocery store into a restaurant near downtown Buda.  The restaurant has since been sold and is now called Brooklyn's Down South.  Pablo worked closely with James on the design of the bar and worked with a kitchen consultant on the equipment layout.

A custom home design for a modern, walkable seaside community.

Every once and awhile a project comes along that stretches the imagination and calls upon all your design and architectural abilities to turn into a reality.  This house was just such a project.  Teaming up with Milosav Cekic, we worked on the design and construction drawings for this one of a kind beach house for nearly two years.  In the end, it has been a featured home on numerous magazines (Costal Living among others) as a prime example of the modern beach home retreat.  A nod to the rich history of Galveston's Victorian architecture, this home is also a modern structure that exceeds current building code for hurricane design.
